What about flood risk on site?

The Flood Risk Assessment produced for Pincents Hill demonstrates that the site lies in Flood Zone 1 and is therefore at low risk from river flooding. Measures have been put in place on site to mimic natural drainage by capturing, cleaning and storing rainwater through a Sustainable Urban Drainage System. For example, collection of rainwater will be undertaken through a series of measures which are integrated into the urban design of the site, the layout of the streets and open spaces within the development, such as green roofs, permeable pavements, rain gardens and retention basins. Water collection measures are designed to attenuate the 1 in 100 year return storm with a 30% allowance for climate change.
